Broadstone Balboa Park: Resort-Style Living Rentals

Alliance Residential Company is close to completing Broadstone Balboa Park. This is the Phoenix-based developer fourth resort-style living rental complex in San Diego.

The 6-story mid-rise building located at 3288 5th Avenue will offer 100 residential rental units, including two detached courtyard bungalows.

Amenities in other Broadstone properties in San Diego include edge pool with underwater speakers, poolside cabanas with Adirondack chairs, yoga studio, golf simulator, billiards lounge, and game room with Xboxes and Nintendo. I won’t be surprised to see some of these amenities at Broadstone Balboa Park.

The main entrance on 5th Avenue displays some of the metal work by Basile Studio. The minimalist metal doors and metal ornaments flowing from the outside to the interior main lounge/lobby is a known characteristic of Basile’s style.

The interior courtyard will include two one-story historic bungalows. These were removed from the original property and one was recently brought back. I expect the second bungalow coming in soon.

The most noticeable exterior appeal is found in the brick veneer covering the northwest units. The circular rails on the rooftop decks also add to the building’s character.

The east side of the building (on 5th Avenue) looks like any other mid-rise rental in the neighborhood. Covered with plain stucco and traditional windows, but I hear the top units will offer views to Balboa Park.

Broadstone Balboa Park is still polishing some finishes, but they are now leasing and offering scheduled hard hat tours of some units.
